​Tribune Tower

Downtown Oakland | Repositioning

This 83,000 sf office tower is one of the most recognizable and iconic buildings of downtown Oakland’s skyline. The building was purchased from the lender who had foreclosed on the prior owner.

While at the time of purchase the building was approximately 20% leased, the new buyer envisioned revitalizing the ground floor retail space which had been vacant for years. The ground floor retail is now the home of the Tribune Tavern restaurant. The remainder of the building is over 90% leased and is currently the headquarters of CallSocket, a call center operator.

Tribune Tower was sourced as an off-market transaction. The owner was advised in the transaction negotiation, due diligence, and loan assumption. It was purchased at a very favorable basis of under $100 psf.
