The property currently consists of two low-rise buildings on a 11,395 sf parcel in the heart of SOMA at 5th and Harrison.

The property is leased to All Star Donuts and a tech tenant, but the highest and best use for the property is a redevelopment which would take advantage of the upzoning taking place in Central SOMA.

The previous owner had planned to entitle and build 89 condo units, but because of the softening condo market as well as increased affordability require-ments, they decided to seek other alternatives.

Beckett Capital worked with a hotel developer that proposed a re-entitlement of the property to take advantage of the new zoning in Central SOMA which allows for hotel use as well as an increased height limit.

The new development will consist of an 8-story limited service hotel containing 197 hotel rooms.
